Podere Querce is a charming independent villa inside a complex of three freestanding villas, one large swimming pool, one children's pool and a tennis court, located only 7 km from Città di Castello, on the Tuscan – Umbrian border, immersed in the nature, on a natural plateau overlooking the amazing landscapes of the Valditevere.
In a secluded position, the villa is surrounded by a lush green garden, with equipped outdoor area where you can have delicious meals or just relax with a book or a glass of wine. There are a lot of shady spots among the old trees. A delicous open terrace in front of the villa offers an equipped area for outdoor meals, with a large umbrella that provides some shadow during the day.
The day time area, all located in the ground floor of the villa, is really spacious, clean and illuminated. The main entrance of the villa opens to a living room with comfortable wicker armchairs and sofas and a charming dinette with a long bench, a wooden table and chairs, seating the whole group together. From this room you can access the kitchen located on the right side.
The living room can be accessed directly by the French door from the main terrace in front of the villa, very useful for outdoor meals. The living room is provided of a cosy and perfectly working fireplace, and a SAT TV with English channels.
The kitchen is fully equipped with all necessary cookware, tableware, refrigerator, stove, oven and dishwasher. In the kitchen there is also another table and chairs for eating or to have rapid snacks. There is a full bathroom on the ground floor equipped with shower, sink, WC and bidet.
The internal spiral staircase leads to the first floor, where you reach all bedrooms. The corridor leads to the bedrooms and bathrooms.
The first bedroom is a double room with indivisible queen sized bed, and an attached full bathroom with shower, sink, WC and bidet.
The first floor has direct access to the garden which offers stunning views of the green valley below. You can access the first floor from this floor without a staircase directly from the garden uphill.
Two bedrooms are furnished with two twin beds and the forth bedroom is furnished with an indivisible double bed. There is a second full bathroom located in the first floor, equipped with shower, sink, WC and bidet.
The villa shares with two more villas a large fenced in swimming pool (12 x 6 meters) plus a small pool for children; a laundry with a clothes washer and a tennis court located close by.

Due Pozzi (100 meters). All together can be a great complex for 3 or 4 families travelling together.
