Villa Cesaroni is divided into 2 apartments, one on the ground floor and one on the first floor. The apartments are connected by an external and internal staircase. The open stone walls villa has been built in the 19th century. It is surrounded by stunning views.
You can enter the ground floor apartment through the large veranda and find the sitting room, which originally used to be the stables. The original ceiling design has been kept as it used to be, as well as the beautiful archways.
The owner has renovated this property keeping the original Tuscan flair of the farm, as well as historic pieces and traces. The living room has an open fireplace and a beautiful piano. The bright dining room has a large table and chairs where 14 people can sit comfortably and admire the stunning view over Cortona through the large arched glass doors. Here you will notice the antique wood stove and grill.
The kitchen is modern and fully equipped. The kitchen doors lead directly to the well-groomed garden where you can find a gazebo with table and chairs for meals al fresco. In the garden, there is also a barbecue.
The ground floor apartment has in total 2 bedrooms with queen size bed and 1 triple bedroom with a queen size bed and a single bed. Each bedrooms has its own bathroom, 2 with a shower 1 with a bathtub.
The apartment on the first floor is 190 sqm large. It has a large living room with fireplace, a dining room with table and chairs for 10 people or more. You will notice the high wooden beams ceilings.
The kitchen on the first floor is fully equipped with all modern amenities, such as dishwasher, fridge, oven, microwave, burners and much more.
On the first floor there are: 1 triple bedroom with a double bed and a single bed, 1 bedroom with a king size bed, 1 bedroom with a double bed and a bathroom with Jacuzzi and shower. There is a second bathroom with shower and washing machine.
The rooms are decorated with antique furniture pieces. Furthermore, you will find a library with plenty of Italian books and guides.
The air conditioning is in all bedrooms and in the sitting room.
The garden is fully fenced in and it’s 4 hectares large. Here you will find the swimming pool (6x14 m) built in a strategic position to enjoy the panorama over Cortona valley and the medieval castle of Montecchio. The pool is equipped with sun beds and umbrellas, as well as a gazebo and a shower.
The well-groomed garden has many different fruit trees and about 180 olive trees, 80 magnificent oak trees and 10 lovely lemons trees. In the garden, you will find an outdoor kitchen built on a stone platform with a 4 burner stove, sink, barbecue, dishwasher, fridge. Perfect for meals al frescos, under the rose gazebo, with a large table and sittings for up to 14 people.
The owner lives together with her dog, in the barn on the same ground.
The villa is located in a strategic position for day trips in Tuscany, Castiglion Fiorentino is 7 km by car, Cortona is 20 km, Lago Trasimeno 35 km, Montepulciano 46 km, Montalcino is 70 km. Only 1 km from the villa there is a cyclo/pedestrian route along Canale Maestro della Chiana which connects Arezzo and Chiusi.
