When the owner bought the Villa about 40 years ago, he made only internal improvements, by dividing the rooms in order to have a more habitable house, without modifying the external architecture. There was no reconstruction or structural manipulation also because the Villa is protected heritage by the “Belle Arti” (Historical and Artistic Department of the Region Tuscany): the main structure has remained as it was in the 1600’s. For example, the old roof has been taken completely apart, tile by tile, and then reconstructed by hand.
Until some years ago the owner used to live there with his family, thus the house still has a very cozy and lived in feel to it. The house is extremely well cared for in every detail. The large park with its different terraces and sitting places is a jewel of a vanishing time, it offers splendid views and complete tranquility. This is the perfect place to relax, with a book under those old trees, or to have a glass of Chianti wine with good and new friends.

HOUSE
The most part of the furniture is antique and comes from the period between 1500’s and 1800’s. The fireplace situated now in the living room on the ground floor is authentic from the 17th century and was originally located on the first floor where the kitchen and rooms were set. On the left side of the fireplace, there is an authentic door of the 1600’s with etchings and locks of the same period.
There are 6 bedrooms and 5 bathrooms. It offers space and comfort for up to 12 people. Two of the bedrooms on the second floor have en-suite bathrooms. Another two extra beds can be ordered if the group is larger. Each Extra bed costs 150.- € per week, and has to be paid directly to the owner at check in.
On the ground floor, you find also the main kitchen with dishwasher, oven, stove, stove fan, fridge and all dishes. The kitchen has an open fireplace for a BBQ. There are two bedrooms and one bathroom on the ground floor. The house has a private phone line, English SAT-TV and a laundry room with clothes washer. It is even possible to have a cook come in and make special meal preparations! A typical Tuscan menu with antipasto, homemade pasta, main course, seasonal veggies and a fresh dessert. Further more there is a spacious living room with fireplace and a large dining room. The owner has maintained the open living areas while giving you lots of access to the garden areas. There is a bedroom with bathroom on the ground floor.
The second floor has the remaining bedrooms and bathrooms, sitting room, laundry and a small terrace with direct access to the BBQ area. The villa is strategically set between the beautiful towns of Arezzo and Greve in Chianti - with easy access to public transportation and major highways to go to Florence, Siena, Assisi and the largest lake in central Italy Lago Trasimeno.
Two large arches with ample doors open up onto the terrace, which is right in front of the house. This is very pleasant in summer when the houses merges with the outside area. The terrace is perfect for a breakfast or a lunch outside under the shade of old trees.
The villa has been built in the years between the 1500's and 1600's, in typical style of that time, wth local materials like stone, wood and fired bricks. It used to be a spontaneous kind of construction. The name of the villa "Maestà" means a representation of the figure of the Madonna (Our Lady) with Jesus in her arms. There are actually many representations of the Madonna, usually found at the houses or buildings walls, in small chapels or niches along the paths of the countryside, churches, etc. In the case of this villa, there is a MAESTA located in the right hand corner of the second entrance (close to the kitchen).
The main access to the house is made through an old handmade gate which dates back from the 1500’s. The gate has not weldings, made of wrought iron. Passing the gate, on the right side in correspondence with the curve, you find an antique well from the 18th century from where all the people of the village used to drew water from. In the past, he Villa was a farmhouse where lived a sharecropping family: on the ground floor there were the basement storage and the stalls where you can admire a beautiful round arch. These places served as loggings for larger animals, bulls and cows, that were able to warm up the first floor, where the rooms and kitchen were located.
The splendid piece of furniture located right in front of the fireplace is a large 1600’s Tuscan sideboard with legs which was used in the service of the sacristy (we can notice round pattern on the base because the machine used to make hosts for the church). In the center of the living room there’s a splendid table of the 1500’s; it was divided longitudinally in two because it could not fit in the luggage truck of the Italian consul when, during the 1930’s, he moved to the USA and afterwards returned to Italy. Also note the wooden staircase that leads to the first floor: all its balusters and trimmings are authentic of the 1600’s period.
The small terrace on the first floor (known in Italian as "Verone") faces South in order to make advantage of the sun’s heat in winter. In the "Verone" there’s also a wood burning oven for making bread, also this an 17th century feature of the villa.
SWIMMING POOL and garden
The brand new private heated pool is 12 x 6 meters and is approximately 100 meters from the house, located between olive trees in the lower part of the garden. A splendid area for relaxation, sunbathing, swimming and just lazing about. The pool can be used even on April, May, September and October, provided of heating system, with no extra cost! It is an ideal place for sunbathing and relaxing in perfect privacy.
The entire park (200.000 square meters) is fenced in and completely safe, thus making this a paradise for children. A private road with a heavy iron gate leads to the property. Your privacy is complete. A safe car park is on the ground. An outdoor BBQ area and a terrace are at your disposition.
There is a Jacuzzi for 4-6 people only 60 meters from the villa in the middle of the family olive grove, where you can catch some Tuscan sun and a well lit outside terrace where you can sit and chat until the small hours of the night.

The position of the holiday home permits morning strolls to town for some hot pastries and a fresh cup of cappuccino.

LA MAESTÀ is a freestanding Villa inside a huge park, full of old trees, cypresses, olives, oaks and grapes. The villa is located right in the heart of the CHIANTI Region inside the triangle FLORENCE, AREZZO an SIENA. The closest little village is only 1 km. Pergine Valdarno is a cosy little Tuscan village with all facilities, delicious typical restaurant and Italian cafes and excellent wine shops. Great quality wineries surround the town and you can even organize your own wine tours in the area, the owner will be happy to help!
