The owner has worked with the national government of Italy to restored this splendid villa to its unique and original design as it was when built in the early 1800’s. For this straight reconstruction they where using original colors schemes on the external walls, as well as reconstructing the trim around the roof. Set in a large private garden only a few km outside of the bustling historic town of Arezzo, this Villa offers the perfect setting in luxury and comfort for large groups celebrations and vacation plans.
This villa was designed to offer space and luxury while accenting the unique and beautifully built architectural particulars. You will find that each room has its one charm and personality and is decorated to bring out the arches, antique fireplaces and furnishings that make this Villa so special.. Most rooms have wooden beamed ceilings and all have large windows overlooking the garden and the pool area. You find the typical Tuscan furniture combined with the most modern facilities like a telephone line, Wireless internet connection, SAT-TV and washing machines.
A majestic stairwell leads to the first floor, where you will find on the left side two double bedrooms and two full bathrooms, one with a shower and the other one with a bathtub. On the right side there is a suite inclusive of a kitchen, a living and dining room with SAT TV, telephone, a fireplace and a sofa-bed.
The three largest suites are all set in the main core of the villa and are connected by a majestic stairwell with the family crest painted on every floor. Each suite is furnished with is own private cooking area, so that light meals or an early breakfast can be enjoyed at any time without disturbing other members of the group.
Positioned on the first floor of the villa you will find a suite with two bedrooms and two bathrooms. Both the sitting room and the eat-in kitchen have French doors which open on to the Italian style garden and terrace. The kitchen has a cosy fireplace, perfect for sitting around and enjoying some of the local wines. All kitchens are fully equipped with stove and dishwasher.
All bedrooms have high ceilings and have been created to offer lots of space and natural light. In fact each suite comfortably has space for an extra single bed upon request at a small extra fee. The suite located on the 2nd floor is the largest, with over 150 square meters (1600 square feet). It houses the sitting room, the kitchen, two double bedrooms and two bathrooms – one with a shower and the second with a tub and shower.
A smaller sandstone stairway takes you to the attic on the third floor, where you find a bathroom with shower, sink, WC and bidet, and a bedroom with two double sofa-beds. This floor is ideal for children or young adults looking for some privacy. Here you have also a laundry with a washing machine.
There are two more suites attached to the main villa. The first has its entry from the back side close to the pool and has a delightful private terrace area, paved in typical terracotta tiles right in front of the kitchen area. From this terrace you enter into a large sitting room – kitchen area, with table and chairs, SAT TV and a single sofa-bed. There are two double bedrooms and two bathrooms, one with a shower only and the second with a tub and shower. In the back there is a locker with a washing machine.
The second independent suite is located in front of the Italian style formal garden with the grotto styled fountain – it has a double bedroom and a bathroom with shower, sink, WC and bidet. The sitting room of this suite is furnished with a beautiful brick fireplace, a comfortable sofa and a dinning area. Each bathroom in the villa is furnished with a hair dryer and fluffy terry bathroom linens.
On the ground floor, with its entrance from the left side, there is a kitchen and dining room area for up to 30 persons. You will find a double refrigerator and freezer, stove with oven, dishwasher and all the necessary cookware and dinner ware to set an elegant table for the entire group. There is also a large living room divided into two entertainment sections – one with a large screen SAT TV and sound system and at the other end there is a cozy sitting area with a sofa-bed and the large French doors opening to the surround garden area.
This vacation rental villa lends itself to groups coming together looking to enjoy meals and social events together yet individual requiring their own privacy. The owner has used a style of soft luxury – with special touches in the quality of the kitchens, bathrooms and large spacious, luminous rooms. You will find yourself relaxing and enjoying a typical Tuscan style of living with all the comforts of home.
Positioned less than 2 km from Arezzo, it is an easy walk into town and nearby restaurants, shops and cafes. The weekly market is held every Saturday and is literally minutes away from the villa by foot. A little further away – but still very walk-able (less than 15 minutes) - is the national train station with connections for Florence, Rome and Venice. You will also find that Arezzo has an excellent bus system to Siena, Perugia and Cortona. This rental holiday home is ideal for groups of persons who would prefer not to rent lots of cars.
With the main entrance from the front side you find a charming living room that keeps the original red brick vaulted ceiling of an old wine cellar and a fireplace from the 15th century. In the living room there is a comfortable double sofa-bed and SAT TV. A smaller dining room and kitchen corner provides more space for quick snacks or light meals. In the back you have a spacious bathroom with bathtub, shower, sink, WC and bidet.
From the living room you will access a small corridor where you have two large double bedrooms on the left side, a full bathroom with shower, bathtub, WC, sink and bidet on the right side and a second bathroom with shower, WC, sink and bidet in the back. This suite has a French door in the living room that opens to a terrace, with direct access from the garden. Behind the kitchen there is a small laundry area with a washing machine.
Following the central stairway up the second floor, you will find a comfortable living room with a SAT TV, sofa area and an eat-in kitchen equipped with refrigerator with freezer box, stove, oven and dishwasher. From the living room you access to the night-time area, where there are two large and illuminated double bedrooms and two full bathrooms, one with a shower, and the other one with a bathtub and a washing machine.
With its own private entrance from the east side of the villa, up a small flight of stairs you open into a large sitting room – kitchen area. Notable is the large credenza, which the owner will assure you has been there as long as he can remember since its weight and size are not conducive to changing positions! Crossing this day-time area, you access a large and illuminated double bedroom and a bathroom with shower, bathtub, WC, sink and bidet.
Moreover, each living room in the house is equipped with a SAT-TV, a telephone and a video phone for the main entrance gate. The wireless high-speed internet connection works all over the house, in the garden and by the swimming pool. There is also a fixed internet connection point in the main living room.
The brand new 7m x 15m swimming pool is very comfortable for the whole group. There are many deck-chairs, umbrellas and chairs. Near the pool you have a covered barbecue area with a fixed barbecue, sink and refrigerator, a kind of outdoor kitchen that makes it very easy to have fresh drinks or a outdoor meal or a BBQ party by the pool. There are showers with warm water at the pool.

AREZZO is a small yet exciting town, offer much in the way of cultural events, night life and historical sites.
Next to the main villa there is a 70qm large dependance with a party hall provided with aircondition and open fire place, ideal for each type of celebration for approx. 40-50 people. The kitchen is located in the basement equipped with dinner lift.

VILLA NOBILE is surrounded by an Italian style formal garden with an original fountain from the 18th century, lot of local flowers and fruit trees and a renovated greenhouse dating back more than 100 years. The Limonaia was the place to shelter the lemon trees in the winter month.
