San Donato is a wonderful property composed by a manor house built in original Tuscan style, a cosy dependence – the old local hayloft – and a totally fenced in private park where you find the large swimming pool. The villa stays right outside Florence (only 14 Km), and within walking distance of a cosy hill town, where you have a local coffee shop and groceries.

The property is completely fenced in and from the entrance gates you have no idea of the hidden wonders that are on the other side. The land extends down hill where you have the swimming pool immersed in a lovely park, full of olive trees, old holms and all aromatic and colourful Mediterranean plants. From the villa there is a full view over the rolling Tuscan hills and an ancient oil mill right in front.
The main villa is divided in two communicating apartments, where two families or groups of friends can stay together and at the same time have their privacy. The main entrance opens to a large room where you have a convertible dining table where the whole group can eat together. There is akso a comfortable living room with SAT-TV.
 In this living room there is a large comfortable double sofa bed for two extra people. On the ground floor there is a full bathroom with a bathtub, sink, WC and bidet, and there is a closet useful for guests using this sofa-bed.
There is a fully equipped kitchen with direct access to the garden and to the dining room. There is a door that communicates with the other apartment which can remain opened or closed, you will decide. Each apartment is equipped with a laundry with a washing machine, an iron and iron board, as well as a safe in each one.
On the first floor you will find two large and illuminated bedrooms, one of them with a double bed and the other with twin beds. The furniture follows the typical Tuscan style with wooden beds and Liberty style double beds, antique dressers and wardrobes. The double bedroom enjoys the view over the old windmill tower.
Between the two bedrooms there is a fully equipped bathroom with shower, WC, bidet and sink. All bathrooms are recently renovated and absolutely clean. On the first floor there is a second communicating door that leads to the second apartment, that can be kept opened or closed.
The second apartment has an independent entrance as well. There is a cosy living room with SAT-TV, library and a table game corner.OIn the opposite side, there is a fully equipped eat-in kitchen with all conveniences you might need. On the ground floor there is a full bathroom with a bathtub, sink, WC and bidet.
SPECIAL: the villa has high speed internet connection available in several points of the house, you can bring your own computer, there is no extra fee for the use of internet connection.
Two more bedrooms and a bathroom are located on the first floor, one is double and the other is twin bedroom. The double bedroom overlooks a lovely landscape of the valley called Vallombrosa. The twin bedroom enjoys the panorama of the enchanting courtyard.
The dependence has two entrances, one from the front and the other one from the back side with another large patio plastered with fired bricks offers more outdoor space where to eat or just to relax. The back entrance opens to the kitchen which is really convenient to prepare outdoor meals.
On the ground floor there are: a living room with SAT-TV and fireplace, a dining room, a fully equipped kitchen and a bathroom with shower box, sink, WC and bidet.
On the first floor a beautiful double bedroom gives access to a private terrace overlooking the valley and the twin bedroom stays at the opposite side with view over the courtyard. The second bathroom, fully equipped with shower, WC, sink and bidet is located on the first floor.
Provisions for your first supper and breakfast are offered by the owner for every groups arriving, includeded in the rental price.

From the villa San Donato there is a quick access to the highway that leads to many important locations like Pisa, Lucca, the Tuscan coast or other further locations like Cinque Terre or Bologna. Besides, in front of the villa, there is a frequent local bus service into Florence. 
Right in front of the manor house is the dependence, a cosy old hayloft transformed into a charming independent villa, which joined to the main house makes it a 6 bedroom villa. Next to the dependence a patio, covered by a beautiful vine pergola offers a shady outdoor area for a dinner al fresco! PLEASE NOTE: the dependance will NOT be rented separately from the villa! Guests have the choice to rent only the villa, in this case the dependance will remain closed.
The 4 bedrooms version in not available in high season.

The private swimming pool measures 12 x 6 meters with a shallow and a maximum depth of 2,80 meters, has a solar heating system that allows pleasant tenperature during months like May, Sptember and October (depending on the weather) .It is located downhill on a plateau with the amazing view of the hills of Vallombrosa green hills. The pool area offers as well sunny and shady areas for your total relax by the pool, in comfortable sun lounges, chairs and umbrellas.

SEASONS: We have three rental seasons. Right below the Calendar we show the timeframes that apply to this Villa for each season during the year. In general High Season Rates apply July and August. Mid Season Rates apply May, June, September. Low Season Rates apply for the rest of the Year. The weeks of Easter, Christmas and New Year are an exeption and are always considered High Season and in some Villas Mid Season, details on request! During High and Mid Season most rentals accept only Saturday as a starting day. In Low Season, that’s mainly October to April we accept any starting day! All Prices on our website are in Euro. They apply for one week and are for the whole apartment or the whole villa.

WOW! What an amazing place! The views down over the Tuscan hills were spectacular! The apartments were comfortable and very inviting. We arrived to find wine and breakfast food. Very gracious. With seven adults and 2 kids our best move was getting a cook for each evening provided by the villa manager. Her food was wonderful. Coming back from a long day touring to find a great home cooked meal ready was a pure delight! I have rented many places but this one was the best by far! The photos don't do it justice! I will definitely stay here again - and again!

My extended family and I spent two weeks at San Donato in August of 2011. The first week we had 14 people (10 adults, 4 kids) and rented both houses; the second week we had 10 people and comfortably used just the large house. Our initial impression of the homes and property were well above our expectations, as the photos on the site just can't do justice to the gorgeous views of the valley and vineyards surrounding the villa. Each of the bedrooms has air conditioning units, which we occasionally used at night. Even in August, the houses were very comfortable throughout the day, with the doors open and air moving throughout. The large house also has two kitchens; we primarily used the smaller one overlooking the courtyard. At the end of our stay, Inge (the caretaker) came to the property and gave us a wonderful cooking 'class', and we used the larger kitchen toward the center of the house. Both are functional and well equipped. One of our favorite parts of the property was the outdoor seating area off the smaller house, which we used for dinner each evening. The view over the valley was breathtaking, and was precisely what we would have hoped for. Our other favorite area was the pool, which again is much more impressive than the photos on the site. As it sits on a terrace on a hill, it gives the impression of an 'infinity' pool with the same views of the countryside. The smaller house is more updated, and was comfortable for the family of 4 that joined us for the first week. Beyond the houses and pool, the property is surrounded by vineyards owned by a small winery just up the road. We visited the winery during our visit, and while it's not up to the standards of the more well-known wine regions, it was walkable from the house and a nice way to spend the afternoon. We enjoyed walks every day through various areas of the property and into San Donato. San Donato itself is a tiny town. There are a few shops, a cafe/bar, church, etc. Don't plan on being able to fully stock the fridge from the shops in town - plan on one of the larger supermarkets in toward Florence. We would wander in for staples - bread, milk, wine, cheese, pasta, fresh fruit, etc. There is a bus service that runs from San Donato into Florence throughout the day (although interpreting the bus schedule - peak/non-peak/holiday etc - was a bit of a challenge, even for a group of fairly intelligent adults). It was 1-3 Euros each way, depending on where you buy the ticket. All in all, it was an absolutely wonderful two weeks, and our group was perfectly happy splitting time between day trips (Florence, Siena, San Gimignano, Pisa, Cinque Terra, Chianti, Lucca, Greve, etc), and spending time at the house by the pool. Inge was a wonderfully responsive caretaker, and although she only spoke limited English, we had rather enjoyable conversations in English/Italian/German/and hand gestures! We enjoyed our two weeks in San Donato. The villa is well set up, and apart from a few teething problems things worked out well. We believe it is essential to have a car. The situation of the villa is lovely and the gardens and pool well maintained.

San Donato is a lovely house which suited the size of our group perfectly. It had great facilities of which the swimming pool was enjoyed by the children very much not to mention the nice outdoor area for breakfast and meals. The internet service was also a bonus although we did have reception difficulties at the start which was quickly fixed. We had no problems dealing with your agency but because it has a gated entrance, we had to wait outside whilst waiting for our contact person to arrive to let us in. However, other than that, we enjoyed the stay very much. The rooms were nice and comfortable with good air conditioning for the hot summer nights. The beds and linen were also well presented and the kitchen facilities (of which we had two!) were ample and well provided for.

The property was lovely and well maintained. I loved having the olive trees and vineyards right on the property. The location was nice - with good access to the bus stop and a short ride into Florence. I didn't deal with the agency directly, as my nephew made the arrangements, but the caretaker was very responsive to our questions and came every day to check on things. I would definitely recommend this property to anyone with a large group looking for a true Tuscan experience.

This was a great experience. Since almost everything was great, I will just mention the two small minuses. We had to walk on the narrow road to get the breakfast bread, and the internet connection was a bit unreliable. Inge, our hostress, was just so helpful, and we, my wife, our son and our daughter and their spouses and our two grandchildren just love this place. The two small boys at 21 and 10 months just loved to get into the swimming pool. The same with thir parents and grandparents. Even the air condition system worked well. Thanks for a great week.

Property was wonderful! Everything one could need was there. Inge was an excellent caretaker and hostess - she is knowledgeable about the area, and we had a lovely wine tasting opportunity. The restaurant where she sent us one night for dinner was absolutely some of the best food we'd had in Italy. Highly recommended!

We stayed at the Villa in early June 2009 & our family and friends numbering 7 had a fantastic time. The stay was the highlight of our time in Italy. The Villa is beautiful with lovely decor & every thing you could need. We had the main house which is 2 apartments joined together although it felt more like a large house. The views were fantastic - everything you imagine for Tuscany and the pool was great. The villa is in a little town with all the food stores that you need - meat, fruit and veg as well as bread and wine. It has a bar and a coffee shop. We loved being able to walk down the street to get all the ingredients we needed. The only thing the town didn't have was a restaurant. You could walk to the next town Troggi but the road is probably too busy and dark in the evening & the walkway would be too dark. We didn't have a car in the week we were there and managed OK. The bus will take you to Florence & other towns but does finish about 9pm. Inge the caretaker was lovely and very helpful. Her husband took my husband to another town quite a long way away to hire a bike as he is a great rider. He even took him twice when the shop wasn't open the first time. Inge also picked us all up and took us to a local restaurant Nuovo Rancho which was a fantastic meal. We also did a cooking class which Inge was the teacher. We went to her house and cooked a huge and amazing meal accompanied by wine her husband made. It was a fantastic night. Inge has a friend Simona who translated for us as Inge only speaks a small amount of English. Our attempts to make each other understood were hilarious. Inge also organised for us to be picked up and dropped off in Florence at the beginning and end of our stay. The weather when we were there was beautiful averaging about 28-30C degrees and the house was lovely & cool. The Villa doesn't have airconditioning but we didn't need it. The wireless computer access was great. there are 2 TVs but only Italian programs to watch. All in all it was a fabulous location and villa and we thoroughly enjoyed our stay and Inge's assistance.
The Nuovo Rancho restaurant was fantastic - great food & atmosphere & lovely staff. We did the cooking class with Inge and it was one of the best things of the week - fantastic experience. She and her husband are very generous. We also did a wine tasting trip where a car picked us up for the day. This is very different to wine tasting here in Australia. It comprised a meal (lunch for us) along with the winemaker talking about his wines and getting to taste many. As part of the day we also went to San Gimignano and Greve which were great to visit.

The housekeeper was exceptionally good! We were so well taken care of, and the villa/dependence + pool, surroundings, scenery - everything was even better than expected, it was perfect for us. We so hope to come back! San Donato is the most charming little place, hardly anyone spoke English which is a very good thing considering you want to be part of the typical Italian environment in every aspect. This was the best holiday ever :-) Everything was so close to perfect!
