San Giuliano is the manor house of an impressive 18th century Tuscan Villa, located between Lucca and Pisa, where the climate is particularly mild and at that time, this allowed the local aristocracy to establish their settlements right here. This villa gives you a precise idea and feeling of the aristocratic Tuscan way of life of the 18th century.
The villa is immersed in a completely fenced in large park, where you will find many botanical species in a lovely greenhouse. There are many rare trees and plants, which are 200 years old or more. You will see: camellias, magnolias, roses, hydrangeas, peonies, cedars of Lebanon, oak trees, palms and mimosas. In the greenhouse, it is possible to admire tropical plants as well.
The villa has a large private swimming pool of 16 x 8 meters, which has a dark ground to capture the sun heat and keep the water warm. Especially for a bath at night, this is a splendid feature. By the pool, there is a lovely gazebo that provides a shady equipped area for meals by the pool, which is also a charming spot to organize a party.
The garden is surrounded by woods and paths where you can hike around and reach a belvedere, here you can admire a wonderful panorama over the green hills and valleys. The owner will allow plants enthusiasts to practice gardening in his wonderful property.
The villa is divided in three floors. Guests can use the ground floor and the first floor, which are the noble part of the Villa, both are really spacious. San Giuliano offers more than 600 square meters of individual living space.
All walls are decorated with original paintings and frescoes. The furniture respects the traditional Tuscan style with many antiques, massive wooden tables, decorated wooden beds or wrought iron beds.
The main entrance on the ground floor opens to a large lounge area with columns which gives access to 1 double bed room, 1 room with 1 double bedroom and 2 single beds with 1 bathroom and 1 toilet. The ground floor holds the large living room, the fully equipped kitchen, the billiard and the conservatory
The fully equipped eat-in kitchen opens directly to the garden, where a gazebo with a large table and benches is available for the group to seat all together. You will find more tables and chairs to relax with a book or a glass of good quality Tuscan wine, while admiring the wonderful botanical garden, that holds a collection of plants and high trees coming from different parts of the world.
In the main saloon and in the conservatory there is a music system with many records and on request many table games, cards , chess, dominoes, video system ,for funny and relaxing moments of your vacation.
The staircase leads to the first floor, here there is an entrance lounge ,another large living saloon, a second fully equipped kitchen, 1 bedroom with 1 double bed and 2 single beds with bathroom, 1 bed room with 1 double bed and 1 single bed with a bathroom, 1 suite with 1 bedroom with 1 double bed and 1 single bed and 1 room with 3 single beds and 1 bathroom. The living room has French doors which open to a charming open terrace overlooking the romantic garden.
All beds are antique pieces of furniture in Tuscan style, so the sizes can vary from queen- to king-size.
All bathrooms are brand new and modern, decorated with marble or granite stone.
In the main saloon you have a grand piano, other musical instruments (drums, guitar, etc) ,a large library with a large collection of books in original languages, a video-library with a large collection of movies in original language, Satellite TV, VCR and a music systems with many records.
The owners and staff (waiters, gardener, etc.) depending on the different situation required, occupy the second floor of the Villa, with the access from the shared staircase, as well as a ground floor apartment with its independent entrance from outside, and an annex in the park. There is a dog on the property, which is kept completely separate from guests.
The location is fantastic for day-trips in Tuscany. The villa is within walking distance to a cozy Tuscan village, where you will find some coffee shops, restaurants and services. Within only 5 minutes drive you can reach the town of San Giuliano Terme, famous for its thermal bath and wellness establishments. Many of them offer day spas, a very interesting option for a one-day wellness treatment and relaxation.
The villa is located only 20 minutes from Pisa and its international airport, as well as the amazing historic city of Lucca. The Tuscan coast well known as Versilia can be reached with a short drive and you will be able to enjoy also this aspect of the Tuscan beach life. For nature lovers, the area is surrounded by natural parks, like the Park of San Rossore, that extends from Pisa up to the beach. The area around Pisa is really flat, therefore it is ideal for biking, trekking and footing.
Another wonderful feature of this location is that you can easily reach Torre del Lago and the brand new Puccini’s opera house, where, especially during summer, you can attend to a lot of exhibitions of his operas and other concerts in his honor.
